LOCATION

Situated on the serene shoreline of Lough Neagh, the villa offers unrivalled views of the lough and the surrounding countryside of the Deerpark. It is located only 500m from the famous Gawleys Gate Inn Bar / Restaurant. And only 20 minutes from Belfast International airport.

VILLA

Authorised by the Northern Irish Tourist Board. The villa is furnished to the highest standard and the fusion of both antique and contemporary pieces ensures both character and comfort throughout.

Bedding includes brand new mattresses and premium hotel quality Sanderson duvets, pillows, flat sheets & fitted sheets. Along with 13.5 tog Goose feather duvets & pillows accompanied by quilted pillow & mattress protectors.

The ground floor is composed of 4 spacious bedrooms, 2 of which boast fully-fitted en suites. There is a main bathroom, a newly installed wet room and a further guest toilet.

Walk through the large dining area into the modern kitchen equipped with all the latest comforts. There is an open-plan living room with a traditional wood burning stove and spectacular vistas over the lough.

Upstairs, there is a further three large bedrooms, one of which has a balcony overlooking the lough. Another has a brand new en suite/wet room. There is also a lounge/landing area with a modern coffee machine.

AMENITIES

The villa is equipped with a TV in every bedroom as well as in the main living room. There is also good WiFi signal both inside and outside. A hot tub, pool table and table tennis table are on site. There is a washing machine, dishwasher and tumble dryer. The kitchen is fully-equipped and has a refrigerator and an automatic coffee machine. A second fridge freezer is located in the kitchenette. There is also a number of Kayaks on site (life Jackets must be worn).

GROUNDS

A large tree-lined space on the left-hand side of the villa contains a barbecue area, pool table and hot tub where guests can relax. The hot tub is easily heated by a log fire every day of the year. The site also contains a sauna, plunge pool and outdoor hot tub with lake views.

Step out onto the terrace, equipped with plenty of tables and chairs, perfect for eating “al fresco” and taking a closer look at the scenery.

The extensive grounds (5 1/2 acres) of the villa host a small holding with many ducks, chickens and Murphy the resident African pigmy boar. They love to be treated by guests off the surrounding fruit trees. What's more our outdoor kennels are perfect for your canine companion(s).

The villa boasts its own private pebble beach along the banks of the lough. Why not take time to sit on one of our many loungers and admire the breathtaking views?

HEATING

All the rooms are equipped with central heating and the downstairs has underfloor heating. Seasoned logs are provided for indoor and outdoor stoves.

All of the property is available to guests. Maintenance sheds / workshop are out of bounds.

I will be available both via phone, email or text to help with anything you need. For example I can also help you to arrange catering for special occasions and airport transport for international guests where arranged

The villa is situated in a tranquil haven. Once inside the grounds, you would hardly believe that you are a mere 15 minutes from the Belfast International Airport.

There are a number of peaceful country walks in the surrounding area, not to mention RSPB Portmore Nature Reserve - perfect for any nature enthusiasts.

The Gawleys Gate INN restaurant is located a short 5 minutes walk away which provides both group bookings or catering onsite upon request. You also have 2 Michelin Guide restaurants located within 7 miles (Clenaghans, Wine & Brine).

You are 15 miles from Belfast International Airport, 7 miles from the train station (leaves for Belfast every 30 mins) and a 35 min taxi journey to Belfast.

Local taxi companies in both Moira and Crumlin can be booked easily enough. I would recommend giving them some notice though at peak times.

I’m also only too happy to drive you to and from the train station/airport if that helps you.

For extra large groups going in and out of Belfast I could also arrange a mini bus with a third party (if you knew in advance when you might need your lifts).

- Belfast city center to/from the Villa

(ii) 24/33 seaters are £150 (each journey)

If there are any other extras I can help you with, such as filling the fridge with food and drink / organising outside catering or entertainment, please don’t hesitate to ask.

A small woodworking workshop is located close by (150m away) are used on a rare occasion. The premises to this workshop is though entrance is with a different access point. This is very unlikely to interfere with privacy.

At least once a day, when arranged in advance, we can be on site to help with the stove, hot tub or any other amenities during animal feeding hours.

For anyone new to airbnb, please enter the number of guests ie and please avoid booking for 1 guest. A guest charge of £85 per person per night is calculated on airbnb as you increase the numbers above 4 guests up to 35 people. For example if there are more than 16 guests, the additional charge will be £85 per night person per stay. Special offers are available for groups above 16 up to 35 guests.
